Want to sell your home fast? It doesn’t have to be complicated and you certainly don’t need to give your house away in order to sell it.
6 Ways to Sell Your Home Fast
I’ve had a love affair with real estate all my life. I love to buy it, live in it, rent it out – heck, I even love browsing Zillow each night before I go to sleep, just to see what’s out there. I. Love. Houses.
I’ve seen enough homes for sale that I can pretty quickly identify which ones will sell quickly, and which ones will sit on the market collecting dust. It might surprise you, but price typically has nothing to do with it.
If you’re looking to sell your house soon, be sure to take care of these six things for a quick and easy sale.
1) Hire a Quality Realtor
I wouldn’t have said this five years ago, but I’ve learned that a quality realtor is worth their weight in gold.
- They have a network of buyers before you sign them up to show your house
- They can point out things in your house that buyers won’t like (and how to fix them)
- They’ll show your house for you
- They’ll take care of all the paperwork and walk you through the entire process of selling your home
- They’ll work to get you top dollar for your home, because that means they’ll earn more
At the time when people decide to sell their home, they often aren’t utilizing their house as intended. That office space above the garage may have turned into a massive storage closet. The pantry might be full of kid’s stuff instead of delicious spices and canned goods. And, that laundry room might be overflowing into the supposed “family room” that can’t be used for anything more than a game of hide-and-go-seek.
If you want people to see the full potential of your house, then you’d better show it to them.
Have a small bedroom? Put a crib in there and show it as a cozy warm space.
Have a small master bedroom? Get your California King bed out of it!
And that room that you never figured out…give it a better purpose than the kid’s toy room! Maybe it’s a weight room, a formal dining room, or even a billiards room!
If your buyers don’t know what the rooms are for, they’re not going to visualize it themselves, and they’re not buying your house.
3) Boost Some Interest Yourself
Don’t leave all the work up to the realtor. Try to dig up some interest yourself! Post your house listing via your Facebook account, Twitter, and Instagram. You never know! A friend of a friend of a friend might just fall in love with it! Then your realtor can guide you through the rest of the process.
4) Dress Up Those First Impressions
What areas of the home will your potential buyer first see? You got it. The front yard and the inside entry space. It’s your job to make them look pretty, because if you don’t they’ll be turned off for the rest of the entire showing (and WILL NOT buy your house. First impressions are important.
- Trim those front bushes
- Edge the driveway
- Add some flowers
- Put bright bulbs in your entry way to make it appear bigger than it really is
- Clean, clean, clean – oh, and bake some cookies to make the home smell inviting and peaceful
5) Post Amazing Photos
I once saw a listing that had a mix of non-professional and professional photos (I’m pretty sure it was by accident). It was simply AMAZING how different the exact same spaces looked in the two photos. In one, the space was dark, dingy, and small. And in the next, the room magically doubled in size!
Take your time with your posting and be sure to include quality, professional pictures. You might have to pay a bit for them, but you’ll get tons more foot traffic, which means a better chance at selling the house!
6) De-personalize the Space
It’s always cool to see family photos when visiting friends and family, BUT when you’re selling your home do yourself a favor and take those family photos down. Replace them with generic landscape photos that compliment the space well.
Why? You want people to visualize your house as THEIR house. And you know what? It’s really tough to feel like a house could be yours with a bunch of other people’s photos in it.
So do you want to sell your home fast? Just follow the steps above and your chances should improve significantly.
If however, you need to sell you home like, yesterday, there are companies that will sell your home fast by actually purchasing it directly from you. They may not pay as much as a primary buyer, but the benefit is that you can sell your home almost immediately. This may be a good option if you’re moving out of state on short notice, or if you just don’t want to mess with the whole house staging and showing operation.
If you want to sell your home fast, there are tons of options available to you. Are you ready to sell your home!
Clean it up, stage it, take quality photos, and watch it sell!
