I wouldn’t have said this five years ago, but I’ve learned that a quality realtor is worth their weight in gold.
- They have a network of buyers before you sign them up to show your house
- They can point out things in your house that buyers won’t like (and how to fix them)
- They’ll show your house for you
- They’ll take care of all the paperwork and walk you through the entire process of selling your home
- They’ll work to get you top dollar for your home, because that means they’ll earn more
At the time when people decide to sell their home, they often aren’t utilizing their house as intended. That office space above the garage may have turned into a massive storage closet. The pantry might be full of kid’s stuff instead of delicious spices and canned goods. And, that laundry room might be overflowing into the supposed “family room” that can’t be used for anything more than a game of hide-and-go-seek.

5) Post Amazing Photos
I once saw a listing that had a mix of non-professional and professional photos (I’m pretty sure it was by accident). It was simply AMAZING how different the exact same spaces looked in the two photos. In one, the space was dark, dingy, and small. And in the next, the room magically doubled in size!
Take your time with your posting and be sure to include quality, professional pictures. You might have to pay a bit for them, but you’ll get tons more foot traffic, which means a better chance at selling the house!
6) De-personalize the Space
It’s always cool to see family photos when visiting friends and family, BUT when you’re selling your home do yourself a favor and take those family photos down. Replace them with generic landscape photos that compliment the space well.
Why? You want people to visualize your house as THEIR house. And you know what? It’s really tough to feel like a house could be yours with a bunch of other people’s photos in it.
